Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are typically offered on a first-come, first-served basis. To secure a rental, we recommend submitting a completed application along with the required fees as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit. Some properties may also require last month’s rent, depending on lease terms. -
How old do I need to be to apply for a rental?
You must be at least 18 years old—or the legal age in your state—to sign a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable as long as the lease terms are met and there’s no damage beyond normal wear and tear. Deductions may be made for unpaid rent, cleaning, or repairs due to negligence. -
Who needs a cosigner?
A cosigner may be required if you don’t meet the minimum credit, income, or rental history qualifications. Cosigners must meet all financial criteria and agree to guarantee the lease. -
How do I apply for a property I’m interested in?
You can apply online or in person by submitting a completed application, application fee, and required documents like proof of income and valid ID. -
What rent payment options do you offer?
Tenants can pay rent online through the tenant portal, via ACH bank transfer, or by check/money order—depending on the available options for your property. -
Can I have a pet in the rental?
Pet policies vary. Please review your lease and contact us before bringing a pet into the home. Some properties allow pets with an additional deposit or monthly pet rent, while others may have restrictions. -
What if I want to move out but my roommate wants to stay?
All tenants are typically responsible for the full lease term. If one roommate wants to stay, they may need to qualify on their own or find an approved replacement tenant. -
What do I need to do if I plan to move out when my lease ends?
Check your lease for the required notice period—usually 30 or 60 days. Submit written notice of your intent to vacate before the deadline to avoid penalties. -
Who handles maintenance and repair issues?
Routine maintenance and repairs are managed by the property management team. Tenants are responsible for issues caused by misuse or negligence. All requests should be submitted promptly through the tenant portal or maintenance request form.
