Understanding Your Security Deposit
One question I get constantly is whether a deposit is the same as last month's rent. It's not, and this trips up a lot of first-time renters. Your security deposit is held separately from rent and is meant to cover damages beyond normal wear and tear or unpaid rent at move-out, not to be used as a substitute for your final month. Under Arkansas law, we're required to return your deposit, minus any lawful deductions itemized in writing, within 60 days of move-out. Keeping good records and doing a thorough move-in walkthrough with photos protects you as much as it protects us.
