The best time to rent out a house in Northwest Arkansas is June through August. Across the roughly 300 units we manage, 39% of lease starts over the last two years fell in those three months. Only 8% fell in November and December. A winter vacancy isn't a crisis, but it needs winter pricing and a lease that ends in summer.
I've managed rentals in Northwest Arkansas for 15 years, and every winter, usually the first week of December, I get a version of the same call. An owner's tenant moved out, the house has been listed for three weeks at the number it rented for in July, and the showing count is two. The owner wants to know what's wrong with the house. Nothing is wrong with the house. It's December.
When is the best time of year to rent out a house in Northwest Arkansas?
Here is when leases started in our portfolio from October 2024 through September 2026 (253 lease starts, new tenants and renewals combined):
Season | Months | Share of lease starts | What it looks like |
Spring ramp | March–May | 23% | Showings pick up, families plan summer moves |
Peak | June–August | 39% | Multiple applications, little negotiating |
Fall shoulder | September–October | 16% | Job relocations and late movers |
Winter | November–December | 8% | Showings drop sharply |
Slow thaw | January–February | 13% | Quiet, some new-year job starts |
Four things drive the summer peak: the school calendar in Bentonville, Rogers and Fayetteville; corporate relocations around Walmart, Tyson and J.B. Hunt, which skew to summer start dates; the University of Arkansas cycle pulling Fayetteville leases toward August 1; and daylight. People look at houses after work, and in December that's in the dark.
Our year-round average from listing to signed lease is 7.9 days. In July a well-priced house can go in two or three days. In December the same house at the same price can sit three weeks or more.
What happens to a rental listing in December and January?
It sits longer, draws fewer applications, and the owner usually makes one of two mistakes.
The first is approving a marginal applicant to stop the bleeding. A bad winter tenant costs far more than a slow winter. You spend the following summer, the season you should be collecting peak rent, dealing with late payments or an eviction. Screening standards should never move with the season.
The second is anchoring on last summer's number. If the house rented for $1,700 in July, $1,700 feels like "the rent." It was the July rent. The December rent for the same house is lower, and holding out for July's number means paying the difference yourself in empty months.
Should I lower the rent in winter or wait until spring?
Lower it. At $1,600 a month, every week the house sits empty costs about $370. A $50 rent cut costs $600 over a 12-month lease. If the cut fills the house two weeks sooner, you're ahead, and in December it usually fills much sooner than that.
A $1,600 house listed in early December, with vacancy days based on our own winter listings:
Strategy | Monthly rent | Est. days vacant | Lost rent while vacant | Net first-year income |
Hold at summer price | $1,600 | 45 | $2,400 | $16,800 |
Trim $50 | $1,550 | 21 | $1,085 | $17,515 |
Trim $100 | $1,500 | 10 | $500 | $17,500 |
Trim $150 | $1,450 | 7 | $340 | $17,060 |
The owner who held firm made the least money. The $50 and $100 cuts land within $15 of each other, so the goal isn't the lowest price, it's the price that moves the house in two to three weeks. If you'd rather protect the face rent, half a month free costs about the same as a $65 monthly cut and keeps next year's renewal starting from $1,600.
How do I avoid a winter vacancy next year?
Stop writing 12-month leases by default. A lease signed December 1 that ends November 30 puts your next vacancy in the worst month of the year, every year. We write the term to the calendar: a lease signed November through February runs 6 to 8 months, or 18 to 20, so it ends in June or July. A September or October lease runs 9 to 10 months, or 21 to 22. Tenants rarely object. Most of them would rather move in summer too.
In our own numbers, lease starts in June through August are nearly five times what they are in November and December. Some of that is the market. A good share is 15 years of steering end dates toward summer, one lease at a time.
How does ABC Property Management use this to guide owners?
By having the pricing conversation before the vacancy, not during it. When a tenant gives notice, we look at the calendar first. A June move-out gets listed at the top of the comps on a 12-month term. A November move-out gets a sharper price, a free rental analysis showing the owner the math above, and a term that ends the following summer.
We've seen three very different markets in 15 years: the slow years after the housing bust, the 2020 to 2022 surge when everything rented in any month, and the current return to normal with new apartment supply and stable rents. The seasons never changed. The owners who did well in all three priced to the season they were actually in and kept their standards the same in every season.
If you own a rental in Rogers, Bentonville, Fayetteville, Springdale or anywhere in Northwest Arkansas and you're staring down a winter vacancy, send us the address. We'll tell you what it should rent for this month, not last July. Our fees are on the pricing page, and the rest of what we do for owners is here.
Frequently asked questions
What is the best month to list a rental in Northwest Arkansas? June or July. Lease starts in our portfolio peak in July, and correctly priced listings typically go in under a week.
Is it bad to sign a lease in the winter? No, as long as the price reflects the season and the lease ends in June or July.
How long will my house sit empty in December in Bentonville? At summer pricing, three to six weeks is common. Priced for December, two to three weeks. Our year-round average is 7.9 days.
Should I offer a move-in special instead of lowering rent? Often, yes. Half a month free costs about the same as a $65 monthly reduction but keeps the face rent higher for next year's renewal.
Does a 12-month lease make sense if I'm listing in November? Usually not. Write a 7 to 8 month lease or an 18 to 20 month lease so it ends in summer.
